People, mainly NRIs (from Countries whose currencies have a high conversion rate vis-s-vis Rupee) and wealth accumulators who own more than 1 house are the main buyers who clamour to buy real eatate thereby pushing up the cost. In fact there is a mad rush, more like a mania. So the sellers take advantage. So the scenario is bad.
Beware of this fraud developer , they have commercial & residential projects in Greater Noida & Bhiwadi, its been years and still project is not complete, they promise assured return for commercial project , but all there PDC's keep bouncing. Forget assured returns they are not even in position to pay salary to employees. They keep employees , dont pay them and after 2-3months literally say who are you, do u have any proof you worked for us. When employees ask for salary.

I had booked a flat in M/s Unibera Developers Pvt. Ltd at NOIDA [W]. The starting of the project itself was delayed by almost a year & when we met the CMD of the company to lodge our complaint over this inordinate delay & also to request for the refund our booking amount the M.D. of M/s. Unibera Developers Pvt. Ltd. gave us an offer that after completion of the 60% of the construction of our unit The Builder shall buy back the flat with a minimum appreciation price of Rs. 150/- per square feet over & above the purchase price. But when we approached M/s. Unibera after the completion of 60% of the construction first they did not acknowledge that there is any such agreement which was entered into but when we showed them the copy of the Agreement duly signed by them & executed and also rigorously pursued the matter after number of excuses they with reluctance agreed to issue [PDCs] Post Dated Cheques with the agreed marginal appreciation amount & also agreed to bear the ICICI bank’s EMI till date the full amount is paid by them. They had promised to pay the full amount within 03 months i.e June to August 2016. Very cleverly first they issued lesser amount’s cheques giving excuse that they are facing lot of financial problems and as a decent human being we also cooperated with them. Their first cheque got encashed but after that almost all their cheques got bounced or they requested not to present to bank. With lots of follow up & persuasions they could make the payment of approx. Rs. 08.50 lakhs as against the total payment of Rs.29.00 lakhs due to them apart from the monthly EMIs which are till date borne by us. Before the issue of the PDCs it was mutually agreed that once the full payment is made the allottee of the flat shall clear the home loan in full & submit the necessary documents/NOC to the builder so that allotment of the flat is cancelled but in between an e mail was received from M/s Unibera Developers Pvt. Ltd to clear the loan first otherwise they will not make any further payment even though they had issued the PDCs for the full amount without any prior condition. Since it was mutually agreed before the issue of PDCs by the builder that home loan shall be paid in full by the applicant/allottee & accordingly we have obtained the letter from the ICICI bank. The total loan amount is approx. Rs. 15.74 lakhs & so far the payment received from M/s Unibera is only Rs. 08.50 lakhs. I even suggested that we are prepared to give a draft of the balance loan amount in favour of the bank provided M/s Unibera Developers also give us a Draft of the remaining full amount which they did not accept since they do not have good intentions to refund the amount. I have booked a flat in their project known as Mantri Alphyne at Banasankari 5th stage (uttarahalli) and they committed to deliver for occupation by June 2014 and till today it is not handed over. Now they say it will be ready for occupation by July 2015- a delay of 13 months. I am loosing @ Rs. 25000/- per month by way of rent.

This Builder is a big fraud, has taken money from people for booking a flat done registration for some people but did not alote a flat, and did not do registration for many people, He has been doing this since very long and is a criminal in Society who is Roaming around looting people, with no fear of law. Aliens Developers Pvt. Ltd., Hyderabad are developing a massive apartment project in Tellapur, Hyderabad called Aliens Space Station - 1. The project is launched sometime in 2007-08 and out of 13 towers, only one tower (No. 13) is structurally completed as on date. Another tower (No. 6) is approximately 60% structurally complete and Tower No. 11 is structurally completed to the extent of 6th out of 30 floors. About 20 customers have taken possession in tower 13 as on date. No promised amenities such as club house, lake view, gym, shopping plaza, parks, stroll ways etc. are available at site. The project is nowhere near even 10% completion after 9 long years. The builder has more than 300 cases running in consumer courts with few more already decided in favour of customers. The MD Mr. Hari Challa was arrested for 3 months based on police complaints from customers and is released on bail thereafter. This is a failure project promoted by Mr. Hari Challa, his brother Venkat Challa and few more. They have already collected between 50% and 95% of the costs of flats from customers and have been defaulting on their promises. The collected money has been diverted elsewhere in other companies. These people are habitual cheats and prospective customers should keep themselves away from them.
