The new Unit Area Based property tax system introduced is full of flaws including incomplete and full of bugs software for online submission. As per the pdf file Final_SAS_Rules_01_04_2017.pdf published in KMC website, the Cap on property tax is +/- 20% of the the Present Tax based on last assessment, but it does not specify the time frame for how long it will be valid, it was 6 years previously, or what will be the increament percntage after that time frame. Secondly, for ctegory A and B areas, the tax calculated on the basis of the new "Base Unit Area System" becomes 1400% to 1500% of exsisting Tax as per the last assessment, so what do they mean by the "Cap" that the Tax will not increase by more than 20% of the existing rate ??? It is an absolutely flawed system being intruded, either out of ignorance or deleberately to give the inspectors insentive and force owners of 70 - 80 year old buildings to sell the property to land sharks blessed by the ruling party, since the it will be impossible for 1000's of such owners to pay such huge Property Tax and maintain the old housees. The percentage of Tax against valuation as 20% for self occupied properties without any tenants or business use is rediculois, it should not exceed 5% at the most, or there is bound to be corruption by inspectors, may be that is what tehy want. More over they have set a time limit of depositting the self assessment form by 30th May 2017 but there online summission software is not ready and bug free as of today, that is 7th May 2017. So what rating can one give ? there should be a Negative rating for them like (MINUS) 5-Star. Disgusting.
in my locality water connection is not given if the owner is no more. my father has died 23 years back, i asked the connection in my mther's name. the contractor denied. in my lane there are three such houses who did not get it.
