किराएनमो की रजिस्ट्री

स्टाम्प व निबंधन विभाग ने जिलाधिकारी महोदय के निर्देश पर किराएनमो में हो रहे करपवंचन पर रोक लगाने का कार्य प्रारम्भ के दिया है।* *प्रायः परम्परागत रूप से लोग 100 rs के स्टाम्प पर किराएनमो को तैयार करलेते है जबकि स्टाम्प एक्ट की अनुसूचि 1 ख के अनुछेद 35 के अनुसार मकान फ्लैट दुकान आदि को एक साल से अधिक अवधि के लिए किराये पर लेने पर कुल किराये के 2 प्रतिशत की दर से स्टाम्प जमा कर रजिस्ट्री करनी अनिवार्य है।एक साल से कम की किराएनमो पर भी 2 प्रतिशत से स्टाम्प लगेगा चाहे रजिस्ट्री हो या न हो।*
*अभी 30 सितम्बर तक का समय दिया गया है कि लोग अपना किराएनमो की रजिस्ट्री करा ले।*
*उसके बाद बिना स्टाम्प पकड़े जाने पर पेनल्टी की कार्यवाही की जाएगी।*
*जनपद के दोनों AIG व सभी सब रजिस्ट्रार से आप लोग संपर्क कर सकते है।कार्यालय में किराएनमो के रजिस्ट्री के लिये विशेष सुविधा दी जा रही है।प्रत्येक उपनिबंधक कार्यालय में एक स्टाफ की ड्यूटी किराएनमो के निबंधन में जनता को सुविधा देने हेतु लगाई गई है। नोएडा कार्यालय में विजेंदर सिंह 9810583240 व ग्रेटर नोएडा में सतीश गुप्ता 9412205343 आपके सहयोग के लिए है। किसी प्रकार की परेशानी होने पर उपनिबंधक याAIG से संपर्क किया जा सकता है।*

Who will have to pay the amount, the owner or the tenant? Plz clarify. more  
Regarding my comment above, jumbling is a software problem. Hence now written in English. Would office of DM Gautam Budh Nagar clarify that this levy is on monthly rent figure or tenure (annual or 11 months or whatever it is?). If rent agreement is for 11 months or less on Rs 100/- stamp paper, and say monthly rent is say Rs 10000/- per month then would stamp paper requirement would be Rs 200/-, i.e. 2% on monthly rent, or Rs 2200/- on 11 months rent ?. Further if stamp paper is Rs 100/-, would sticking stamps for difference meet the requirement ? Would the DM kindly instruct staff to clarify at the earliest ? more  
Dear Sir, Can you please inform as to: 1. whether 2% of rental is to be deposited in the form of stamp duty at the time of execution/registration? 2. Whether any refund can be claimed if the tenant vacates before completion of contracted tenure, after due notice? 3. Whether 2% of rental can be paid online each month in r/o existing tenant? Respected DM Sir, We , the residents of Senior Citizen welfare Home Complex, P4 Greater Noida, request you to allow registree of flats at the earliest. Most of these flats were allotted during 2000 - 2006, and we are still waiting for a very long time and strangled in complex formalities. Lot of irregularities were done by the builder and many original allottee senior citizens have expired and nominees are living. We would be really grateful to you for devising some way so that proper registration of these flats could be completed.
