Affordable Housing maintenance charges.

Hi everyone, I recently purchased a flat under affordable housing PMAY in Sohna District. After moving in, we residents are facing a big issue with the builder. As per law, it is five years maintenance free. The builder even when questioned said there are no other charges but after moving in, they are charging us operational charges for housekeeping, security guards etc.

We don't mind paying but the builder is charging 1600 per month per flat by hiring Enviro, a top notch facilities management company. We residents had many meetings with the builder to reduce this recurring cost which lower income group and middle class cannot afford to pay. After a lot of debate, the builder has reduced it to 1100 per month which is still high for an affordable society.

Can someone let me know what is the operational cost charged by other affordable societies? This will help us to get an idea and fight for a better rate.

I have just got the possession of Signature global serenas in Sohna. They have asked for 26K for annual maintainence. Plus there is an additional demand of 90 k for water, electricy charges etc. 2K per month for a flat of carpet area 600 sq fit is more than Rs 3 per sq ft which is same as other premium projects. We dont even have club house and other facilities, I am not sure what arre they charging it for. Ideally it should have been less than 1K/ zero as per policy. more  
It is just the way of making money. it is right that for 5 year we don't have to pay any money but builder charge it by saying it as it is an operational charge for housekeeping, security guards etc... instead of maintenance charge for these we have to take a legal action against the builder for a solution and ask for there ledger accounts to find out the exact amount have to pay for operational. more  
It's the same situation with all builders who are working on affordable housing projects. My flat is with Signature Global GURGAON and facing same situation. more

First of all, you have to calculate the number of flats/house along-with number of working professional per shift (like security, monitoring staff etc.). Then consult any facilities provider and discuss your requirement along-with there monthly charges, get a quote from him/her and in next RWA meeting put your observation with the builder. more
