Amarprakash Builder - not giving proper documentation

Builder Amarprakash @ Chennai is not giving proper CAD files and Govt authorities are working hand in glove. When we apply for patta Govt authorities who have approved the layout , plan and provided DTCP approval is asking us to bring CAD file. When we approach Amarpraksh a representative who was assigned, he is asking for bribe to be paid ....Can any serious action be taken against builder . more  

Dear Sri Sivaraman, Since I am not familiar with GCC procedure, I can only surmise that GCC authorities are asking for the Lay-out drawing that they have themselves approved. Normally, as per rules, Approving authority is supposed to collect the Lay-out drawing in Soft form (either a CD or a Pen drive or at least online transfer) and incorporate that drawing after approval in Master Plan and pass it on to Land Records & Survey Department. It is not repeat not the responsibility of purchasers of the plots. This is the same procedure even if it is a building plan. This is done by Pune & Mumbai municipal corporations, who associate themselves with City Survey Offices, who maintain property cards. 2. But I have not seen the Municipal authorities do this in at least Andhra Pradesh & perhaps even in Tamil Nadu. The public depend on Link Documents (previously registered documents over last 30 years) for ownership. 3. In these circumstances, You may seek help of RERA authorities for getting your ownership documents. more  
If it is registered under RERA, action should be taken against them. more  
Madras too is in this line. RTO, SUB REGISTRAR OFFICE Building plan sanctioning authorities each is corrupt in their own way. No government is sincere to plug the loop holes in these sectors. Police is of no use. more  
This is not new in Bangalore. Almost all the builders are cheats of the first order. Patience. Government officials if involved in this racket they will become answerable. Keep all documents intact and get the agreement done formally through Govt. body. Gather more people invested in the same property and ask the builder for the correct papers. Take action as Anil Vijay advised. more  
Don't be afraid. The more afraid you are of the builder, the more you are going to be pested. Lodge a complaint with the local police in writing with an acknowledgement that the builder is not giving the CAD file to which you have a right. Builder is supposed to give you a plan. more
