maintenance charges are levied in group housing and is being managed in the benefit of builders and leading members. these are having a lot of corruption and money minting tactics. it is a very huge public amount in hands of some privileged members and government need to regulate and put some rules to this fund management to protect and add value to hard earned money of public which goes into the scruplous hands every month and gives rise to corruption in huge ways. more

If it is a public or Government property then the Highways or the Housing board will take care of it. In these it is usually the tender floated for repairs and based on successful tender the person is selected for the work. In private apartments the society elects certain office bearers and the repairs are done by them through some technicians. Of course the Maintenance of buildings need expert technicians with good infra structure to set right the faults and repair them. Many trades are involved like plumbing, Electrician, Mason, Water proofing, painter, carpenter etc. To co ordinate their work and repair a faulty system needs some good skills and if sutable person is available then it will be done well. But today nobody does anything for free. So there may be some cuts from them for the coordinator and over a period of time he becomes greedy and charges more or uses substandard material. Any person with vested interest in the property may do well or the person who wants to make money from the task will cheat the society. So active participation of the individual in the task of the society will enable to get god service and also eliminate unnecessary expenses. more
Dear All, All apartment or society should be register legally .Once it is legal then every year there should be the Audit procedure and General meeting. In GM the all expenses should be disclosed and discussed . But govt. should do it registration mandatory to all societies and follow the rules of society. more
