I have purchased a flat with joint name but now would like to register the flat on my name as my wife who is the joint has disagreed to sign the document as she wants to sell the flat but I do not want to sell as the market rate is less. What are the options available to do the same. By the way the property is not mortgaged for loan or other things. Can I ask promoter to confiscate the property and sell the same to me back or is there any other way to go for it. more
Depends entirely on the Document which has been signed jointly .... if its been registered, there's nothing you can do .... If it has not been, depends on an examination of the document in detail. In fact, if you were to NOT inform the Builder of the dispute and actually seek to normally register in your sole name for convenience, no one may even question it. more

Lot will depend on reason for entering her name in purchase agreement. Is she joint owner in real sense and if so whether she has contributed to cost of acquisition ? If it is just for the sake of convenience, yet as long as her name is there in the agreement and/or share certificates of society, it will be difficult for you to sell/transfer/register (even your share) unless her consent/clarification/confirmation is obtained. more
