High rise buildings in India -are they safe?
Most of the middle class resort to buying flats due to cost .flats are readily affordable and bank loans serve the purpose .For many single floor independent houses are unthinkable .
The building standards are very poor in b grade cities and right from the first year there are water seepages ,leaks in major plumbing and faulty electrical wirings by the builder .In 10 years they look dilapidated with cracks and peeled paintings ,leakages ,wetting and non functioning lifts .
The cause is the builder who resorts to usage of non standard materials,electrical and plumbing and lifts.
He will quietly skip fire safety though obtains a certificate by back door methods .
He builds extra floors with out approval from authorities and sells it and hopes to regularise it by bribing civic officials .
Non residential buildings are used for office space but mostly get converted to hospitals ,malls ,hotels by modifying the plan and hence gets make overs to suit the need.There are no safety measures .cellars are dug two floors deep ,subsoil water seeps in to the basement ,No fire exit stairs ,No hydrants ,no fire or smoke alarms and no trained security in such buildings .
Adhocism in building and maintaining .There are no plumbing and electrical plans along with building plans which results in choas in emergencies .
Once a calamity strikes every one is ready to blame the government and Civic authorities .
In India fire safety ,accident safety are very poor.
Time to regulate the rules of approval .Lest the pleasure of living in tall rise buildings proves short lived .Only bank loans remains for poor middle class's.
If you have space better to expand horizontally with one plus two floors .other wise your investment in high rises may be a night mare ! more
