INDEXED RATE OF PROPERTY AND STAMP & REG. FEES

Properties prices are very high, unaffordable and not changes market demand and supply. To check these and make affordable house as per PM Awas Yojana, few suggestions as under:
1. Indexed value which has been increased in inflationery trend, be lowered for general public. It will have effect on the persons who has blocked properties with no real utilisation. They should be made feel that prices are coming down and if not disposed off within time will be a loss.
2. The Stamp and Registration fixed/percentage charges be lowered, so more people will come up for new purchase of property.
3. The indexed value fixed is of area as whole for residential units. Suggested to include critearia like, road width, two/four wheeler access, etc.
4. The reduction in Index value and Stamp and Registration cost will generate more turnover in property business, more movement of money in ciculation, more revenue to Government, and more close to Awas Yojana. more

Government will not decrease the stamp duty, as because it is a source of income for their unlimited list of expenditures. more  
How does a common man know how much is needed for expenditure by the Govt and how much is pocketed by the bureaucrats? The transparency has to be complied with. more  
No law can catch the evaders. The way out is to declare that all natural resources are universal properties which can be acquired by anyone paying its market value and the applicable taxes. However, idling any natural resources are criminal in nature and therefore, barrings a limited period such idle holding resources will be progressively taxed to discourage black market holding. In short, one can buy a stock of a company and sell it after 10 years but cannot buy an acre of land keep idle and then sell after 10 years. Being a restricted national resource one cannot keep idle a piece of land after say 3 year period in idle. Thanks more  
Correct pl. This is why Govt. fixes Market Price to serve reasonable to all classes of Citizen. Tax will support this cause. But, those rich had been deceiving governments and general public hiding the real cost and thus Avoiding Taxation colluding with system of rule . more  
In many areas I have observed that circle rate of land is more than the actual price of the land. I suggest if Govt. bodies wish to fix circle rate with out any logic, property owner should be given a chance to offer the property at the circle rate to the Govt. & Govt. should compulsorily accept the deal. more  
STOP living in a VIRTUAL world! Indexed price has nothing to do with the real price! As already mentioned by few readers the Indexed prices are higher in many circles and lower in many circles - The real prices are linked to the customer and the seller - The indexed price is just a Governmental tax collection price - PLEASE understand that everyone EXCEPT you are not FOOLS - even they LIVE in THIS world - and they KNOW what is what! more  
Since 1 and 1/2 decades, Businessing on Property has become like Businessing in Share Market. Both of these shall be Curbed . Those who do hold 2 Houses, shall not be allowed to own an extra since Housing is Fundamental Right of every Citizen for which the Govts. mandate . To arrest fictitious Registrations and, Since Taxing those enjoying above common man owning House/s is for various purposes of facilities in addition to the basic issue of addressing the Poor listed in 2011 Statistics which still mandate Funds to Government to serve these Striving Poor is an Essential necessity. The investment through even the Share Markets, shall be such that shall not be sold off before end of 5 Years . Share Investments shall be of long term . THEY SHOULD BE MANDATED FOR MUTUAL FUNDS OR DEBENTURES AND NOT SHARES OF ANY INDUSTRY OR BUSINESS . more  
There is lot of land around. Let there be siburban trains for quick movenent. Let land in the outskirts be used for residential pyrpise. Let apartnent and land costs be cheap enough for middle class people to buy 50 lakhs ( all inclusive ) should get a great 3 BHK apt in a decent locality with all required amenities. more
