Need a suggestion related to Open terrace of my house.

Myself Vishal. I have purchased a new flat in Kalyan-Dombivali municipal corporation area (Thane district-Mumbai). The possession is in March 2015. It’s a 715 seq feet flat. The area is specified as 1BHK + open terrace attached to the bedroom. The open terrace totally belongs to me only. The terrace area is also included in the total 715 seq feet area.

The terrace is open by all three sides and on one side there is a wall of my bedroom the opening door.

I want to ask you that what kind of permission I need to take to cover the open terrace with a fragile roof and with sliding window.

I have purchased house after so many challenges and I want to make it as my dream home. Friends advised me that you need to pay to government officers for doing this and I don’t have that much money to give.

Your guidance will mean a lot for me. more

first let me congratulate for your buying of flat. and every corporation has its own rules . hence it will be good to hire a person who knows the rules of KDmc and get the work done. preferably an architect and this should be cheap. more

Armstronh as per SRA rule u cannot transfer the flat in your name for 10 year,,, then with the permission of SRA u can transfer ... so wait for 10 years more  
Vishal, I have one more suggestion for fullfilling your desire to cover the terrace. Install a solar panel cover on your roof. For this you have to get in touch with solar photo voltaic manufacturers and get their help. the normal ones are units ( panels ) that are fixed on aluminum frames. But there is a new development of FILM type coming up though the efficiency of this system is lower they are more good looking . Also you have to talk to architects ( structural engineers ) who can design columns ( steel frames ) on your terrace to fix these solar panels without any obstruction on the use of the terrace. If you can do all these and submit your plan to the local municipality there is a very good chance that they will approve it because it is also energy saving. However the cost may be high. You will achieve TWO things One is that you get your dream terrace and second that you help in saving energy and the environment. Mr. Armstrong : I am confused wen such queries come up. During the process of finalizing the purchase did you consult anyone, if it is in PAP quota no transfer during the first 10yrs. But if purchased in the saleable quota transfer is possible. Identify in which segment it falls. The houses in rehab or PAP quota are on the cheaper side as compared to Sale component. I hope you are clear by now. more
