Friends, Please take care in obtaining housing loans to buy flats to be constructed that could never happen sometimes ditching the loaners by paying EMIs without owning a flat literally by making them "flat". Better go for already constructed or ready to occupy dwelling units if you had to take a housing loan. Please down load the attachment what has happened and what is happening in NCR Delhi. Every prospective buyer who dreams to own a house must definitely look for the genuineness of the builder/promoter. In our anxiety to own a decent and cost effective house we are lured into a property deal which is set to drag on for more than the promised date of delivery for occupation. The Government earns a good revenue by these sale and should help the buyers of home in need of help to make the builders to deliver in time. The approving authority should also pay attention for the completion of the project which they have approved for construction and are paid for sanctioning the project approval. The banks should advance the money only on stages of construction and after inspection of the stages. however the promoter/builder have connection with the bank, the local authority for approval and also at the registration office so that everything happens as desired by him leaving the buyer at his mercy. more

It happens only in India. If you haven't got the house, why should you pay EMI? The loan is against the house. The customer should be able to surrender the house instead of paying the EMI. That is why loan equivalent to 80 % cost of house is paid and original house papers are kept by the bank. I have also paid certain amount in year 2006 and then in 2008 but the construction of houses that were to be completed in year Dec 2009, have been abandoned and the customers are running around the courts to get their principle amount back. They are not even talking of interest as of now. And mind it, LIC, which is a public sector, was giving loans for the units. Secondly, if the govt is taking such huge amount of tax on registration, why shouldn't the govt have an agency to help you verifying the details with respect to under construction houses? If I want to buy a house, is there any agency that can inform the status of various approvals obtained, financial condition of the builder vis-a-vis his capability to complete the project etc? NO! Why not? The customer is left to fend for himself and the govt comes in only to take tax. The govt is not meant for only taking huge sums of taxes. There must be some accountability also to the tax payer. more  
I am suffering in the hands of Dwarkhadhis builder and equally by consumer forum where I am getting only dates for last 4 years more
