My mother-in-law gave us ground floor gallery, 1st floor and entire rooft as a gift deed and we have registered the same and property is freehold. My question is do we need to do mutation of the same before selling it as a whole or in part.
After this she also made a will for the whole house in which my brother-in-laws(two family staying there) and gave us the same portion.

Please guide us. Thanks more  

mutation is not mandatory before selling the property, but if the buyer insists, you have to do it. more  
Mutation is not an authority of ownership of property. It is meant only for the purpose of paying property tax and nothing more than that. You can sell the property in full or in part to anyone. Only thing is the prospective buyer may ask for upto date payment of tax. more  
Mutation is the change of title ownership from one person to another when the property is sold or transferred. By mutating a property, the new owner gets the property recorded on his name in the land revenue department and the government is able to charge property tax from the rightful owner. Thank you so much for guiding in detail. Can we go for mutation separately of our portion on the basis of gift deed or that will be done for the whole house on the basis of WILL which she made after the gift deed which we have registered. more  
Any buyer would want the property mutated in your name.
