Real Estate Bill & suggestions for Maharashtra

Folks, the union government has passed the real estate bill. Now each state is supposed to pass its own bill. This is the time that we in Mumbai, especially maharashtra need to wake up and ensure that there are strong consumer protection provisions. Can we pull our suggestions together and send them to the government? more

I am trying to set up Waste To Energy plant n India. This not only disposes the rubbish ( India is well known for this ) and generates Biogas or electricity. No state Govt or the central govt could not bother about general public's health and the industrialist do not want to invest because they have to wait fr 4-5 years for return of investment. They would rather build a concrete jungle and make a profit before the project s completed. When the project is completed they would generate more rubbish ! Who cares ? I know a new block of 600 flats in Kolkata each costing 125 Cr but the owners enter trough a mountain of rubbish dump infested with worms, rats and dog poos. Any response would e appreciated. more  
Main issue is that builders usually do not mention time of completion in the agreements with buyers and keep on delaying the projects without paying any interest. The builders must be forced to pay interest at the same rate at which they charge for delayed payment. Further, there must be some standard time frame for handing over of plots/flats. more  
I strongly suggest all the governments to act concurrently and swiftly on this issue. I find the builders specify the area of 2 BHK, 3 BHK to allure prospective buyers with misleading information. There is no relationship between the area of one builder to another builder. The plan given by the builder is difficult to be used by ordinary citizen in actual usable carpet area. Several common areas are included without mentioning and highlighting that they have done so. The governments shall make it mandatory for each builder to specify the actual carpet area within the apartment (and definitely not outside the apartment) for each apartment, failing which they must be fined so heavily that they definitely lose this business. more  
Yes we should all put down our views and send it to the government so that a good bill comes into effect. more  
As the Real Estates Bill has recently been passed by both the Houses of Parliament, I think clarity on various issues will appear in due course. In the meantime, probably you can try to consolidate various issues requiring urgent attention & send it to the Urban Dev Minister Shri Venkaiah Naidu for his perusal & needful action. more
