Real Estate Bussiness.

The Real Estate Fussiness is very lucrative one bring thousands of Lakhs or even Crores of rupees in to their pockets. There no Real Estate company which is sincere and honest and do business with their customers without any hitch. To my knowledge 90% of the customers have some grudge or other as they feel they are being cheated in day light under the Acts and Laws. In respect of Joint Venture, the original Land owners are generally cheated in many ways. They corrupt the officials to get their work done quickly and this burden is thrown on the land owner as well as the prospective buyers of the Flats. In construction they they necessarily deviate within the bounds of law or not, their construction materials, quality of work, quantity of materials used, are not in accordance with the agreements drawn with the land owner and also the prospective buyers. Many prospective buyers are afraid to buy the flats under construction, as builders do not adhere to the schedule or do not quote the value of the flat without any black money portion.Because of this
those who get loans from Government or Banks cannot get the full coverage. In case the buyers try to buy completed project, there is assurance that the construction would be with the quality the buyer likes to have. Thus, in every way the buyer and the Land owners of J.V. are taken in to ride. more

government officials know where the wrong is going on. But still because of their vested interests they are made to keep their mouth shut. There is no point is writing on this wall unless our voice is raised against the root cause more  
Though the carpet area is pulished in advertizement and agreement, flats are sold including buildup area only, charging black and white money. Moreover carparking area is sold by builder only. Tarrace is claimed by topfloor owner as his own.Though the parking area and tarrace area is included in builtup area of all the flat and recovered from flat owners. more  
Housing Development Authority is required Customers/Members report cases of cheating by the Builders/Developers in case of new housing or housing under Re-development Scheme. Why cannot GOI have a body say Housing Development Authority/ Ombdusmam Housing to guide the customers as far as the legal aspect of the project is concerned and respond, on line to queries received from the buyers/members of the existing society which is undertaking a Re-development Project ? Dept of Urban Housing may kindly look into it to avoid situation like Bangaluru Mass Demolition. more  
NOW NO MORE BUILD UP ARE OR SUPER BUILT UP ARE BE SHOWN ONLY CARPET AREA IS TO BE SHOWN BY BUILDERS IN THEIR ADVT DOCUMENTS SO WE CAN GET EXACTLY AREA FOR WHICH WE ARE PAYING TODAY IS SEEN THAT 50 % 60% AREA GIVEN OF BUILT UP AREA GOVT MUST MAKE LAW TO SHOW IT COMPULSORY THE CARPET AREA IF ANY BUILDERS SHOW BUILT UP AREA RATE HE BE PUNISHED HEAVILY more  
Government has come out with certain guidelines and it needs to be implemented properly. more
