Reduction in documents in purchase/transfer of property is urgently required. There are numerous documents in the form of affidavit/Undertaking/indemnity bond etc. Etc. Why can all these clubbed in one document? Several countries have very few documents and thrust is on trust. But, in our documents, the origin is distrust on citizen. I suggest standard terms be set and it should have a one line reference.that is it.
Several doc.s open window for doubt and corruption. Where AADHAR card is referred to, there should be trust by govt. as all required details including finger prints are available. Agree? more

It is becoming absolutely clear that in spite (or because) of numerous documents, affadavits, checks/cross checks...... as compared to those used in other countries...... this "process and modus operandi" is simply not working. 1. If you are a buyer...... suggest you get a mortgage and let the mortgage company (Bank) take the Title/Ownership risks initially. After a few years and the "chips have settled down" pay off the mortgage and take full ownership and hopefully you will be the genuine owner of a genuine property. Of course.... this works till some unscrupulous bank officials (and there are many) figure out how to "beat the system". 2. If you are seller..... make sure the check/draft clears properly and the curreny is genuine.... much much simpler than buying proprty. 3. If there is dispute.... then you are in REAL trouble and be prepared to take stress/heart/blood pressure treatment and even then..... one can just hope..... The REAL question is...... how did we... the owners of this country who "gifted themselves" The Constitution, end up in this helpless situation not very different than during the British Raj..... where all the "natives" were at the mercy of firangi sahibs and memsahibs..... We/You got duped by the babus, politicians AND the "framers of The Constitution (including Ambedkar, Nehru, etc..)" who handed over the country to them "on a platter" and continue the British Raj and Colonization. The solution is...... Direct Democracy where all legislative and executive actions are approved/rejected by use of weekly Internet actions by the voters... including recall and dismissal of ALL elected and appointed officials, and dispense swift justice by juries manned by..... the voter, aam aadmi, common man.... or continue suffering...... forever..... (as President Reagan would have said..... "put up and shut up"...)... more

Hallo Ajay, thank you - I had the same feelings, but somehow feel very helpless and disappointed that such a situation exists in our country. The value of the property is about 1.5 crores but more then the value its the feeling that your hard earned earnings are not safe and protected but open to such unlawful criminals who also get away with their wrongdoings ! Are we. who keep the law, and try to make our lives with sheer honest hard work the losers in the end ? If so we should bring up our children differently with different values so that they also do not suffer some day in similar manner. In my case, the Police did not do anything, the DDA did not do anything and I did not trust any lawyer so I have not been able to go and try to get justice from the courts, if I ever get one. There must be hundreds of people like me who have taken the path of avoiding going to the courts, but then what will become of our nation ? with best wishes Sanjeev 1 more

Jitendra, First you have to prove fraud..... then you have to prove you are the "real and genuine owner"..... pethaps 10-30 years will pass.... then you have to "somehow" get possession..... another 20 years...... this is the legacy of our judicial, executive and police system..... with compliments of (mostly) the Congress Party over the last 68 years. And as far as eminent persons are concerned..... yes you have Lallu, Mulayam, Mayawati, Sonia, Rahul, Jayalalita, Mamata, etc.. etc... to choise from.... I don't think this is a forum of "eminent persons"..... you should perhaps go to them and not waste aam aadmi's time.... more
