Suggestion regarding approval of sanction plans of subdivided plots / properties

Dear Sir / Ma'am,
I want to draw your attention to contradiction in government rules related to property registration and sanction plan approval for subdivided plots / properties. The government allows registration of sale deed of subdivided plots / properties and collects stamp duty on the same. But MCD does not approve sanction plan for construction / reconstruction of such subdivided plots / properties.
Many such properties / buildings are old and weak requiring reconstruction. But MCD does not allow it. Kindly make necessary amendments in related Acts / Rules so that the people living in such properties can get sanction plans approved and construct / reconstruct buildings as per their requirements within the framework of building bye-laws of the government. more

This a urget and big issue which needs to be resolved at the earliest more  
You failed to be precise in your submission as you omitted to mention property size. If plot of land is subdivided in small parts due to partition among family members, building separate houses on each of these plots will destroy the ambiance of the colony. All family members can join together and build a single housing coomplex. more  
Dear Ashok , to the some extent you may be right for very small plots like 26 sq m, 32 sq m, 48sq m, 60sqm and 90 sq m . beyond these size subdivision may me fruitful to the part of plot holder. MCD should think and amend in rule. more  
Sir, the problem arise only when all the family members don't agree and this is quite frequent these days. MCD should amend and allow individual portions of subdivided plots excluding division of plots by unrelated persons. more  
Kudos to those who can help break this "chakravyuh"..... No need to wait for the PM to do this job......he already has got harder nuts to crack ....... more  
BJP leaders should be informed of the problem and asked to come up with proper modifications in the rules. Once the sub divided property is registered, the MCD should be bound to give all rights to the owner of the part. There may be problems in the cases where the piece is too small to fit into the norms. But by large there should not be any problem. more
